The submissions you make in the quarter you join are free, so the first bill arrives at the start of your second quarter. Professional covers up to 100 properties in total, so a book this size fits while your landlords average 2.5 or fewer each.

Every feature, for a full quarterly cycle, with no properties held back. That is deliberate: a quarter is the shortest honest run at software whose whole job is filing once a quarter. You import your book, match a year of payments, produce statements, and file live with HMRC before you are charged anything.
How long that lasts depends on when you arrive. The free window runs to the filing deadline of the quarter you joined in, which is 7 August, 7 November, 7 February or 7 May. Join early in a quarter and that is close to three months. Join a fortnight before a deadline and it is a fortnight.
What this covers. Filed Quarterly files quarterly updates for UK property income. It does not do the year-end return, the tax calculation, or income from anything other than UK property. Your landlords, or their accountants, finish the year elsewhere. Everything you filed through the year is exportable, so nothing has to be re-keyed.

Questions about the bill
Is there a free version?
No, and this is not a free trial either. What is free is the submissions you make in the quarter you join, with full access to every feature. That runs to the quarter's filing deadline, so joining early in a quarter can be close to three months and joining near a deadline is a matter of weeks. Filed Quarterly collects card details at signup so the service continues without interruption. Cancel before the deadline and you are not charged.
Why is pricing based per landlord instead of per property?
Because HMRC works in landlords. One quarterly update covers a landlord's whole UK rental income, whether they own one property or nine. Charging per property would bill you most for the landlords that are least work.
What counts as a landlord for billing?
Every landlord you have recorded a National Insurance number for - the ones you are set up to file for. £39 per month covers your first 10, plus £2.50 per month for each landlord after that. Landlords whose records you keep here but do not file for have no National Insurance number recorded, and are free.
Is the 100 limit landlords or properties?
Properties. Professional covers up to 100 properties in total, however they are split between landlords, and that is the ceiling you actually hit: thirty-five landlords with three flats each are over it, while ninety landlords with one flat each are not. Because every landlord you file for has at least one property, it also means you cannot go past 100 landlords - but the property count is what gets there first. Beyond that is Enterprise.
What happens if I cancel my subscription?
Filing to HMRC stops. Everything else stays where it is: your records, your statements and your submission history remain readable, and you can export the lot whenever you like. Filed Quarterly never locks you out of your own data.
Can I pass this cost on to my landlords?
Yes, most agencies charge a small fee to their landlords. The monthly cost per landlord sits well below what an accountant charges a landlord for the same four quarterly filings.
What is not included?
Final year-end tax returns and tax calculations. Filed Quarterly focuses specifically on the four quarterly property income updates required by HMRC. Non-property income is also not covered.
