Portal terms of use
Last updated: 30 July 2026
This covers your use of the Filed Quarterly landlord portal. It’s short on purpose. It is not the contract your letting agent has with us - you aren’t party to that, you don’t choose a plan, and you pay us nothing.
1. Where these figures come from
Your letting agent puts the information in the portal and keeps it up to date. The rent, expenses, statements and tax figures you see are theirs, not ours, and they are responsible for making sure they’re right.
If something looks wrong, please speak to your agent. They can correct it. We can’t change your records on our own, and we don’t check their figures.
2. We’re not your accountant
Filed Quarterly is software. Nothing you see in the portal is tax advice, and none of it is a substitute for advice about your own circumstances. For that, speak to an accountant, a tax adviser, or HMRC.
You remain responsible for your own tax affairs, including anything filed with HMRC on your behalf.
3. Your login
- Your login is for you. Please don’t share it or let anyone else use it
- Tell your agent straight away if you think someone else has your details
- Please don’t try to reach data that isn’t yours, or interfere with how the portal works
4. Your information
How we handle your personal information is set out in our Privacy Policy, which explains what we hold, why, and what rights you have over it.
Because your agent supplies your records, requests to correct or remove them usually start with them. You can still contact us directly using the details below.
5. Availability
We work to keep the portal running but can’t promise it will always be available. Access is provided through your agent’s subscription, so if they stop using Filed Quarterly your portal access ends too. Your agent keeps your records either way.
